Sectional Title and Property Management

 

Jotam is involved with the management of property (sectional title schemes, full title developments, security villages, section 21 companies, commercial office blocks, etc.) We also do letting of residential properties and electricity management. We broker short term insurance for buildings managed by us.

Being where the action is means that Jotam is involved! We are registered at the Estate Agency Affairs Board, the Institute of Estate Agents and the Sectional Title Forum. We are also registered as brokers at the Financial Services Board.

We stand for integrity and sound management principles. We believe that a strong board of trustees taking hands with a strong management agency will result in a prosperous and happy scheme.

The same principles apply to full title complexes, security villages and commercial complexes.

 

A very importantant function in property management is the financial and accounting aspects.  Without proper and sufficient information it is not possible for either the managing agent nor the Trustees/Directors/Landlords, etc. to properly manage property.  Even while still in our baby shoes we admitted and committed to this principal and we have invested heavily in obtaining and upgrading our infrastructure in this regard. 

 

Our management program has been selected with this in mind and is again being upgraded to provide for new technology.  We use the MAPAC system which is state of the art and very impressive in it's functionality.  It manages deposits, debitorders, e-mailing of accounts, electricity and water management, etc. in an integrated manner and have separate bookkeeping systems for schemes and landlords within the trust account, reconciling the individual accounts with the trust account.  It's integrity is of the highest standard.  Monthly statements provided to trustees reports all transactions and include full reporting on the accounts of owners and/or residents.  It is easy to understand and detailed.

Another important aspect of property management is strong problem solving abilities.  We aknowledge this and have accepted a culture of trying to solve a problem as soon as possible, in as effective way as possible.  If a problem is dealt with timeously it goes away and it is the end of it! - otherwise it will keep on frustrating and bugging you, wasting everybodies time.
